The decision window

For decorative and technical lighting, specification typically runs from 20 to 10 months before opening and purchasing from 12 to 5 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

Decorative and architectural lighting is specified by the interior design studio, and on larger or upscale projects by a dedicated lighting designer, while life-safety and code lighting sits with the MEP engineer. Purchasing runs through the owner's or operator's FF&E procurement process, and international brand standards narrow fixture and light-level choices on branded projects.

Lighting concepts are usually locked in well before the wider FF&E purchase, often alongside the interior design brief. 710 projects are in their buying window right now, with 1,190 more still open for specification.

What is changing in hotel projects

Circadian lighting enters resort wellness positioning

Resorts are testing tunable-white systems that shift colour temperature through the day to support sleep and mood. Early guest research links this to higher satisfaction scores in lobbies and lounges.

Layered lighting replaces flat room brightness

ANSI/IES RP-9 treats hospitality lighting as layered ambient, task and accent systems rather than uniform illumination. Hotel projects are following this logic room by room, from guestrooms to F&B.

Statement fixtures in brass and bronze finishes

Lobby and bar projects increasingly use large pendant clusters and chandeliers finished in brass or antique bronze instead of chrome. The look pairs decorative scale with warmer, more residential materials.

Connected lighting ties into PMS and access control

Manufacturers now sell guestroom lighting that reads occupancy and access-control events to switch scenes and cut energy use automatically. Integration with the property management system is positioned as standard, not an add-on.

Gulf projects use facade lighting as a status signal

New-build hotels in the Gulf region are investing in dynamic, colour-capable facade lighting as a visible marker of scale and ambition. Regional specialists are winning this work alongside global decorative brands.

Lighting design recognised as its own discipline

A dedicated hospitality category in the IALD awards shows lighting design operating as a discipline separate from interior design on larger projects. Naming a lighting designer alongside the interior studio is becoming part of how upscale projects are presented.
