The decision window

For sanitaryware and fittings, specification typically runs from 30 to 20 months before opening and purchasing from 24 to 14 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

The interior design studio specifies bathroom fixtures and finishes in coordination with the architect, but for branded hotels the franchise's design and FF&E standards override designer preference and restrict choices to approved product lists. Purchasing runs through an FF&E procurement firm or general contractor on behalf of the owner, once the brand has signed off on the specification.

Right now, 700 projects are in the bathroom specification phase and open to supplier input before the brand locks in approved products.

What is changing in hotel projects

Prefabricated bathroom pods speed hotel construction

Suppliers increasingly ship complete bathroom pods, built off site to exact specification, for installation into new hotel builds. The approach consolidates plumbing, electrical and finishing work into one factory step and helps developers work around skilled labour shortages on site.

Spa features move from hotel to home bath

NKBA's 2026 Bath Trends Report finds that three in four surveyed professionals see hotel-style wellness features, such as heated towel rails and dedicated shower seating, spreading into residential bathrooms. The finding confirms that spa-inspired guestroom bathrooms set the reference point the wider market now follows.

Smart fixtures enter the premium guestroom bath

Half of design professionals surveyed by NKBA expect smart toilets and bidets to become more common, and a quarter expect smart mirrors with integrated displays. For hospitality suppliers, that shifts specification conversations toward electronics and connectivity alongside ceramics and fittings.

Walk-in showers continue to replace bathtubs

Brand-driven renovation programmes increasingly favour converting bathtub combinations into walk-in showers, a change several major chains now prioritise within their property improvement plans. The conversions are cheaper and faster to install than tub replacements and have become a standard renovation scope item rather than an exception.

Guest bathrooms grow larger and brighter

NKBA's 2026 Bath Trends Report finds that lighting quality is a top priority for 91 percent of professionals and that 72 percent report more space allocated to wellness zones within the bathroom footprint. Floor plans for new guestrooms increasingly reflect that shift at the expense of other room space.
