The decision window

For carpet, stone, tile and wood floors, specification typically runs from 22 to 12 months before opening and purchasing from 14 to 5 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

The interior design studio specifies material, colour, pattern and quality, including brand approval of bespoke carpet designs, while the architect handles technical interfaces such as screed, transitions and fire ratings. A separate FF&E procurement agent sources, negotiates and manages production and logistics on the owner's behalf, and for flagged hotels must select from brand-approved supplier lists that override individual designer preference.

Brand standards, bespoke carpet approvals and long lead times push flooring decisions earlier than most suppliers assume. Projects that miss the specification window rarely reopen it before the brand inspection locks the choice in.

What is changing in hotel projects

Freeform rugs as lobby floor art

Designers are replacing rectangular rugs with irregular, organic shapes such as kidney and stone forms that read as sculptural floor pieces. The look is spreading from boutique trade showcases into lobby and guestroom zoning.

Bold, oversized patterns in carpet

Carpet and carpet tile are moving from neutral backgrounds to large scale, high contrast patterns used the way statement wallpaper is used elsewhere. Designers combine organic and geometric motifs rather than small repeating prints.

Terrazzo returns in bolder colour

Terrazzo is moving away from subdued grey schemes toward bolder colour combinations and oversized aggregate chips for a more dramatic look. The material is increasingly specified for lobbies and other public areas rather than treated as a budget afterthought.
