Interior fit-out for hotel projects

Hospitality Radar follows 5,780 hotel projects in planning, construction and renovation. For joinery, wall finishes, ceilings and acoustics, about 770 of them are being specified right now, while the products are still being chosen, and about 1,130 are buying. A product that is already in the spec goes into the tender with the best odds.

The decision window

For joinery, wall finishes, ceilings and acoustics, specification typically runs from 22 to 14 months before opening and purchasing from 16 to 6 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

The interior design studio specifies materials together with the architect and a fit-out or millwork consultant, and at branded hotels every construction detail, from laminate grade to fire rating for ceilings and partitions, has to match the brand's design and construction standards manual or be formally approved as a deviation. The general contractor or turnkey fit-out contractor buys and takes delivery of millwork, wallcovering, ceilings and partitions as part of the build contract, while FF&E purchasing agents typically handle only loose items that sit at the fit-out boundary, such as curtain tracks or fixed shelving.

1,130 projects are already buying fit-out and 770 more are finalising specification right now. Once brand sign-off and mock-up approval land, the order window closes fast, so suppliers watching only for tender notices arrive too late.

What is changing in hotel projects

Acoustic design moves into the blueprint stage

Hospitality interiors have historically treated sound as an afterthought, but architects now build sound absorption into walls, ceilings and partitions from the start. Poor acoustics measurably raise guest stress levels and even blunt how food tastes, giving fit-out suppliers a performance argument beyond looks.

Natural materials replace flawless finishes

Designers are specifying wood with visible grain, natural stone, cork and materials that are meant to age visibly rather than stay pristine. A leading hospitality design practice frames this as part of a 2026 shift toward authenticity in hotel interiors.

Property improvement plans recur every seven years

Hotel franchisors typically issue a property improvement plan every seven to twelve years and give owners only twelve to twenty-four months to complete it. That recurring, compressed cycle turns wallcovering and millwork refreshes into a predictable, repeat buying event rather than a one-off project.

Prefabricated bathrooms compress the build schedule

Factory-built bathroom pods install in roughly ten minutes against about 110 hours for a bathroom built on site, cutting weeks off the construction schedule. Because bathroom rework drives around 60% of the punch list on a typical hotel project, the same prefabrication logic is spreading to other fit-out assemblies.

Mock-up rooms narrow the fit-out order

Hotel teams build, furnish and review a mock-up room four to six months before committing to full-scale orders, using it to catch problems with wallcovering, millwork and finishes early. That step effectively sets the final specification for the whole project's fit-out package.
