Facade & glazing for hotel projects

Hospitality Radar follows 5,780 hotel projects in planning, construction and renovation. For facade, glazing and windows, about 480 of them are being specified right now, while the products are still being chosen, and about 820 are buying. A product that is already in the spec goes into the tender with the best odds.

The decision window

For facade, glazing and windows, specification typically runs from 42 to 28 months before opening and purchasing from 30 to 16 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

The architect sets the facade's form within planning and zoning approval, while a specialist facade consultant engineers thermal, structural, fire and weathertightness performance; the facade is then procured either through a conventional tender after design is fixed, or via design-assist, where a facade contractor joins the design team early to lock cost and buildability in parallel with the architect's work. International brand design and construction standards mainly govern architectural style and material class rather than naming approved facade products, unlike furniture or textile categories.

Facade specification starts earlier than almost any other hotel trade, often more than three years before opening, so suppliers watching only tenders and press releases tend to arrive after the design-assist contractor is already locked in. Tracking the buying window directly instead of waiting for a public announcement closes that gap.

What is changing in hotel projects

Ageing curtain walls reclad while hotels stay open

Owners of older city hotel towers are replacing decades-old curtain wall facades without closing the building, sequencing panel by panel removal and installation floor by floor to keep rooms in operation. One documented reclad of this kind cut the building's energy use by close to a fifth and introduced a top down installation method new to its market.

Kinetic shading facades track the sun through the day

Mechanically operated, geometrically complex shading panels that open and close as the sun moves are a documented facade strategy for cutting solar heat gain in hot climates, moving beyond fixed louvres. One well known installation uses more than 2,000 triangular panels to reduce solar heat gain by around half.

Tightening energy codes raise the glazing performance floor

Building codes in the UK and US are both moving to stricter minimum thermal performance for windows and curtain walls, with triple glazing becoming mandatory in the coldest US climate zones and English new build windows held to a 1.2 W per square metre kelvin U-value target from 2027. Facade specification increasingly has to document declared, project-specific performance rather than relying on generic benchmark figures.

Semi-unitised systems cut install time, keep performance

Facade manufacturers are bringing semi-unitised curtain wall systems to market that combine unitised-level thermal performance with the faster, screw-spline installation associated with simpler stick built systems. This directly targets the construction-schedule pressure that design-assist lead times already put on facade packages.

Parametric geometry replaces flat glazed facade planes

Computational design tools are being used to generate faceted or lattice-like facade geometries calibrated to balance solar exposure, guest views and visual identity rather than a single flat glazed plane. This lets a facade team tune shading and daylight performance by zone instead of applying one uniform treatment across the whole building.
