Modular & bathroom pods for hotel projects

Hospitality Radar follows 5,780 hotel projects in planning, construction and renovation. For volumetric modules and bathroom pods, about 670 of them are being specified right now, while the products are still being chosen, and about 1,170 are buying. A product that is already in the spec goes into the tender with the best odds.

The decision window

For volumetric modules and bathroom pods, specification typically runs from 34 to 22 months before opening and purchasing from 20 to 10 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

Developers, architects and the hotel brand's design standards decide early whether a project builds modular at all, since the choice fixes the structural grid; Marriott and Hilton act as franchisors that have cleared specific brands for modular construction. The actual manufacturing order for the volumetric modules and for the bathroom pods is placed later, usually by the general contractor or developer in coordination with the brand's architect, once the modular concept is locked.

670 projects are currently deciding whether to build modular, the point where brand standards and structural plans still leave room for supplier input.

What is changing in hotel projects

Labour Shortages Push Hotels Toward Modular

Developers increasingly turn to modular and offsite construction as a direct response to shortages of skilled site trades, since more of the work shifts into a factory setting. One industry consultant frames the shift as close to inevitable, arguing there is no other way to solve the labour shortage at scale.

Brand Approval Outpaces Manufacturer Supply

Marriott has cleared modular construction for seven of its brands, but its own developers still describe the number of qualified module manufacturers as insufficient to meet demand. The gap between brand-level approval and factory capacity remains a bottleneck for projects moving from specification to order.

Mass Timber and Volumetric Modules Converge

Hotel developers are combining CLT and mass-timber structures with volumetric modules and prefabricated bathroom pods to cut both carbon footprint and build time. A Candlewood Suites project built this way for the US Army finished 37 percent faster than conventional steel-framed comparables.

Steel Frames Win the Branded Bathroom

Hotel specifiers increasingly choose steel-framed bathroom pods over GRP because the steel frame allows full ceramic tiling and later tile replacement that matches brand standards. GRP pods remain the lower-cost choice for room types built to a single repeated design, such as student housing.

Tight Urban Sites Explore Rooftop Modules

Architects have proposed self-contained modular hotel rooms for leftover urban sites such as rooftops, car parks and gaps between buildings, with one concept winning a 2019 Radical Innovation Award. The idea remains a niche design exploration rather than a deployed building type, but it signals growing interest in using modules on sites too constrained for conventional construction.
