The decision window

For doors, frames and ironmongery, specification typically runs from 30 to 18 months before opening and purchasing from 20 to 10 months before opening. There are two ways into a project: through the specification or through the tender. A product that is already in the spec goes into the tender with the best odds.

Doorsets are specified by the architect and fire safety consultant together with the interior designer, since fire certification is bound to the specific door and frame combination. Electronic locks are specified by the hotel brand or owner, with international brand standards such as Marriott's Mobile Key programme restricting the approved supplier pool, while independent hotels choose freely.

Fire doorsets and electronic locks are specified on different timelines, so a single hotel project opens two separate buying windows months apart. Suppliers tracking only press releases tend to arrive too late for doors or too early for locks.

What is changing in hotel projects

Invisible lock hardware hides inside the door

Lock electronics are moving inside the door body so the guestroom door reads as residential rather than institutional. dormakaba's Quantum Pixel+ is a current example, winning a 2025 design award for exactly this shift.

Mobile key becomes a portfolio-wide brand standard

Large hotel groups such as Marriott now mandate Mobile Key across every property and certify only a small number of lock suppliers for it. That concentrates demand on a handful of platforms at brand level, even as independent hotels keep an open supplier choice.

Multi-brand portfolios pick one lock platform

Owners running hotels under several different brand flags increasingly standardise on a single lock supplier across the whole portfolio rather than following each flag's own standard. This gives lock manufacturers a route to multi-property deals that bypass single-brand approval lists.

Cloud access platforms plug directly into the PMS

Lock and access control platforms are being wired directly into property management systems rather than operated as a standalone layer, letting hotels issue mobile and physical keys straight from reservation data. This turns the lock decision into a software integration question as much as a hardware one.

Doorset hardware needs early build-programme coordination

Door hardware and ironmongery schedules are connected to joinery, wall build-ups and fire certification, so waiting until procurement to settle them leaves little room to adjust. Trade coverage of hotel construction projects repeatedly flags late hardware schedules as a source of delay.
